How we work on this
The order matters more than any individual decision in it. Most of the failures we are called in to correct are sequencing failures rather than equipment failures.

Maintenance that holds qualification
A qualified room drifts out of qualification quietly: filters load, gaskets harden, dampers creep. A breakdown-only contract catches none of it, so the scope is built around scheduled filter changes on a measured basis, periodic rebalancing and a re-qualification cycle.

Measure before replacing
An energy audit starts with what the plant is actually drawing and delivering against what it was designed to. Most of the recoverable energy in an older system is in balancing, controls and filter management rather than in new equipment.

Retrofit against the current requirement
Facilities change use. A retrofit is scoped against what the rooms have to hold now, not against the drawing the building was handed over with.

What people ask us first
- What does an AMC actually cover?
- It depends on what the rooms have to hold. For a comfort system it is servicing and breakdown response. For a classified area it must also include scheduled filter management, rebalancing and re-qualification support, or the room will fail its next test.
- Do you take over maintenance of systems you did not install?
- Yes. It normally begins with an audit of the current condition and the existing documentation, so both sides know what is being taken on.
- What returns most on an energy retrofit?
- Usually correcting the balance, the control strategy and the filter regime before touching the plant. Replacing equipment on a system that is out of balance moves the inefficiency rather than removing it.
